South Broadway in Englewood has two separate street projects, and Hampden Avenue is where one ends and the other begins. South of Hampden, the city's Complete Streets work has been underway since January and is expected to finish in December 2026. North of Hampden, in the downtown blocks, the Englewood Downtown Development Authority's Main Street Remix is set to begin construction in spring 2027.
If both schedules hold, the stretch between December and spring is the only time in two years when neither half of Englewood's main street is a work zone. Several new businesses have opened on both sides of that line this year, and the city's biggest holiday day falls in that window too.

South of Hampden, the Work Zone Is in Its Final Months
The southern project has been part of driving that stretch all year. Inside-lane closures next to the medians have moved along the corridor from Belleview toward Hampden as the median work progressed. The contractor is Essential Contractors, Inc., according to the city's South Broadway Complete Streets project page.
The city's most recent update, posted October 5, shows what the last months involve. Most of it is finishing work you can see from the sidewalk. The October plan covered:
- New bus shelters, benches and trash bins at Chenango, Tufts, Quincy, Mansfield and Kenyon avenues
- New median covers at Mansfield, Chenango, Quincy and Kenyon
- Sidewalk and light-pole work along the west side of South Broadway
- Topsoil in the new planter boxes, plus grading and cleanup
- New pavement markings around Chenango, Tufts, Mansfield and Kenyon
- More excavation, drainage and corner work at Oxford Avenue, where a new bus pad went in during September
That same October 5 update notes that some work was rescheduled around stormwater improvements, and that sequencing can still change with weather and site conditions. The South Sherman Street bike corridor is the piece to watch. The city's fall forecast called for striping and signage starting at West Chenango Avenue and moving north, with bike lanes in both directions installed in late September to early October. The October update covers Broadway work and says nothing about the status of those lanes.
Two new reasons to stop on the south stretch
New businesses have kept opening inside the work zone this fall. Bad Ass Coffee of Hawaii planned a drive-thru and walk-up shop at 4298 S. Broadway, with an opening celebration on October 24 from 7 a.m. to 4 p.m., ColoradoBiz reported. A drive-thru suits a corridor where curbside stopping has depended on which lane was closed that week.
A few blocks away, Western Sky Bar & Taproom at 4361 S. Broadway had a quick turnaround. Westword listed it among closures on October 1, then reported on October 24 that it had reopened under new ownership.
North of Hampden, the Downtown Blocks Have One More Season as They Are
The 3200 through 3500 blocks are the part of South Broadway the Main Street Remix will rebuild. The project's published renderings cover the 3200 block, the 3300 block, the 3400 and 3500 blocks, Englewood Parkway, and West Hampden. Until spring, those blocks stay as they are, and several of their newest businesses will get their first full winter before construction arrives.
March 2026 was a busy month here. The Barn South Broadway opened at 3299 S. Broadway as an elevated American restaurant with a full bar, Westword reported. In the same month, Sukiya Ramen opened at 3401 S. Broadway and Wapos Cantina opened at 3495 S. Broadway, according to Westword's March openings list. The Barn still takes reservations and online orders through its own site, and Wapos lists its Englewood hours on its location page, with a note that holiday hours may differ.
The Gothic Theatre at 3263 S. Broadway is the anchor of these blocks. It is a live-music venue that began as a movie theater in the 1920s. Its calendar between now and December, as listed on Ticketmaster's Gothic Theatre page, includes:
- Everclear, November 1
- Tank and the Bangas, November 7
- AJ McLean, December 2
- Tiny Habits, December 4
- Pokey LaFarge, December 5
Show dates can change, so check the listing before you make plans around one.
North of the downtown project area, Good Girl Cafe and Bookstore opened September 13 at 2807 S. Broadway after construction and permitting delays, the Littleton Independent reported. It is a café and bookstore devoted to romance titles.
December 5 Lands in the Gap Between the Two Projects
The city's busiest downtown day this winter falls right when the southern project is due to wrap up and the northern one has not yet started. On Saturday, December 5, the City of Englewood's Holiday Market runs from 9 a.m. to 2 p.m. at Englewood Civic Center, 1000 Englewood Parkway, with Meadow Gold, Bath Fitter and The Emerson listed as sponsors.
The Holiday Tree Lighting follows at the same address from 3 to 6 p.m., with the tree lit at 5:15 p.m. The city's listing includes visits with Santa, live performances, and carols from the Englewood High School Band and Choir. Pokey LaFarge plays the Gothic that same night, a short trip up Broadway.
The Civic Center sits beside Englewood CityCenter, which is in an interim phase of its own. The city's CityCenter redevelopment page has artist studios, art exhibits, Historic Englewood pop-ups, and The Guild coworking and incubator space running there under the CitySpark banner. A September 29 update laid out concept options that include housing, local retail, a hotel, parks, an outdoor performance venue, and a beer garden, but no final master plan has been chosen.
What Spring 2027 Brings to the Downtown Blocks
When the Main Street Remix starts, construction moves north of Hampden. The EDDA describes about $9 million in new streetscaping, safer crossings, lighting, trees, public art, and gathering spaces. The current storefront rhythm and walkability are meant to stay. The Main Street Remix project page was last updated October 21. It puts construction documents, financing, and implementation planning in September through December 2026, with construction to follow in spring.
The 90% design plan, dated July 17, 2026, includes a few details that will shape how these blocks work once they're finished:
- Parking: an estimated 107 on-street spaces within the project area, two more than today. That is a design figure for the finished street. It does not promise parking during construction.
- West Hampden festival street: drawings show special paving, a feature wall, planters, seating, bike racks, lighting, and a parking screen. No operating plan or closure schedule for the space has been published.
- Access during construction: the plan aims to keep Broadway open and active, and to keep access safe and convenient for customers, staff, and deliveries. Contractor plans are meant to limit impacts on access, parking, and sequencing.
The EDDA's 2027 operating plan adds the support pieces downtown businesses will rely on. It includes weekly construction updates, a project hotline, in-person coordination with businesses, six to eight business meetings, marketing and signage, storefront beautification grants, and use of the Englewood Earns program to bring customers in. No block-by-block construction sequence has been released yet. The project page is the place to watch for it.
The southern half of Broadway should come out of construction in December with new shelters, planters, and medians. For a few months after that, the downtown blocks run as they do now, with The Barn, Sukiya Ramen, Wapos Cantina, and the Gothic all on the stretch the Remix will rebuild in spring.
